L’ex scalo di Via Rismondo è collocato in posizione strategica, in prossimità degli accessi autostradali, tra il sistema ferroviario e l’area naturale del parco del torrente Vernavola, ai margini del centro città. Lo scalo merci è stato da tempo dismesso e utilizzato come cantiere mentre i magazzini, i fabbricati alloggi e uffici sono stati rilasciati dai vecchi conduttori.
La rigenerazione del sito è avviata nel 2013 e il nuovo pgt in via di redazione assicura diritti edificatori con previsione di un mix di funzioni urbane, in sintonia con le "funzioni di eccellenza" della città: l’Università, il polo sanitario dell’Ospedale San Matteo, il Centro Storico. Il Protocollo di Intesa siglato a ottobre 2021 prevede la redazione di un Masterplan e un tavolo di lavoro per il coordinamento con il potenziamento
La vocazione al momento espressa è per funzioni residenziali, servizi e verde con target giovani e famiglie. Entro lo scalo di via Trieste, di circa 9.000 mq, ulteriori diritti edificatori potrebbero essere perequati.
The former railway yard of Rismondo Street, is in a strategic position, in proximity of the freeways accesses, between the railway system and the natural area of the park of the Vernavola stream, to the edge of the city centre. The freight yard has long been decommissioned and used as a construction site while the warehouses, the buildings housing and offices were released from the old tenants.
The regeneration of the site was started in 2013 and the new Urban Plan being drafted ensures building rights with a view to a mix of urban functions, in line with the "functions of excellence" of the city: the University, the Hospital San Matteo, the Old Town. The Memorandum of Understanding signed in October 2021 provides for the drafting of a Masterplan and a worktable for coordination with the upgrading of the Pavia-Milan line and the new station serving the area.
The vocation now expressed is for residential functions, services and green in favour of young people and families. Within the railway yard of Via Trieste, about 9,000 square meters, additional building rights could be equalized.
