La stazione di Arezzo e l’adiacente ambito ferroviario, sono situati a ridosso delle mura medievali, in diretta connessione con il centro storico. Il tessuto intorno allo scalo è di tipo residenziale, con la presenza di attrezzature pubbliche. L’area è accessibile da Via Piero della Francesca e da Via Baldaccio. Sono in corso di ultimazione i lavori di raddoppio del sottovia stradale in via Baldaccio, che migliorerà il collegamento con il secondo fronte di stazione.
E’ presente un parcheggio di interscambio con il treno, un edificio a L in uso al dopolavoro ferroviario e un magazzino in disuso. Le funzioni ferroviarie saranno dismesse, e per la riqualificazione dell’asse ferroviario verranno insediate nuove funzioni urbane e realizzata una nuova connessione con la viabilità esistente.
Nel 2021 è stato approvato il Piano Operativo e sottoscritto nel 2022 è stato sottoscritto un Protocollo di Intesa tra Gruppo FS e Comune di Arezzo per la riqualificazione dell’ambito prevedendo un tavolo tecnico di lavoro, la redazione di un masterplan e l’avvio dell’Accordo di Pianificazione, finalizzato a modificare la destinazione ferroviaria delle aree.

The station of Arezzo and the adjacent railway yard, are located near the medieval walls, in direct connection with the historic center. The fabric around the airport is residential, with the presence of public equipment. The area is accessible from Via Piero della Francesca and Via Baldaccio. The works of doubling the road slip in Via Baldaccio are being completed, which will improve the connection with the second front station.
There is an interchange parking with the train, an L-shaped building in use at the after-work railway association and a disused warehouse. The railway functions will be decommissioned, and for the redevelopment of the railway axis new urban functions will be installed and a new connection with the existing road network will be established.
In 2021 the Operational Plan was approved and in 2022 a Memorandum of Understanding was signed between the FS Group and the City of Arezzo for the redevelopment of the area by providing for a technical work table, the drafting of a masterplan and the launch of the Planning Agreement, aimed at changing the railway destination of the areas.
