L’area si trova ad ovest del centro storico della città di Varese, in una zona ad alta accessibilità. Oltre alla stazione FS, infatti, è presente poco più a nord la stazione delle Ferrovie Nord. Il tessuto urbano è caratterizzato da edifici ad uso abitativo e da piccole attività commerciali.
L’asset comprende lo scalo e l’ex magazzino merci, attualmente non utilizzato realizzato, come il resto dell’impianto di stazione, nell’anno 1865, quando venne inaugurata la linea ferroviaria Gallarate – Varese.
La rigenerazione del compendio è stata avviata in data 21.04.2017 con la sottoscrizione tra RFI, FSSU e il Comune del “Protocollo per sviluppare interventi coordinati e collaborazioni nel comparto stazioni di Varese”, che ha portato alla sistemazione delle piazze e delle connessioni tra le due stazioni ferroviarie, secondo il progetto del “Bando periferie”.
In data 05.12.2023 è stato sottoscritto il Protocollo di Intesa che vede la collaborazione tra il Comune di Varese, Gruppo FS Italiane e FS Sistemi Urbani, per la rigenerazione dello scalo di Varese e la realizzazione di un Mobility Hub.
The area is located to the west of the historic centre of Varese, in a highly accessible zone. In addition to the FS railway station, the Ferrovie Nord station is situated a short distance to the north. The urban fabric is characterised by residential buildings and small-scale commercial activities.
The asset includes the yard and the former freight warehouse, currently unused, which—like the rest of the station complex—was built in 1865, when the Gallarate–Varese railway line was inaugurated.
The regeneration of the site began on 21 April 2017 with the signing, between RFI, FS Sistemi Urbani, and the Municipality, of the “Protocol for the development of coordinated interventions and collaborations in the Varese station area.” This led to the redevelopment of the squares and the connections between the two railway stations, in line with the “Bando Periferie” project.
On 5 December 2023, a Memorandum of Understanding was signed between the Municipality of Varese, the FS Italiane Group, and FS Sistemi Urbani for the regeneration of the Varese yard and the development of a Mobility Hub.
