L’area si trova nella zona sud-est della città, tra il fascio binari della linea Milano Gallarate e la strada Statale SS33 che la collega a Milano.

L’area era storicamente destinata a officina di manutenzione del materiale rotabile e con binari che possono essere allacciati alla linea ferroviaria, diversi fabbricati funzionali alle attività dell’officina: ricoveri carri, grandi magazzini, anche fabbricati uffici etc. per totali 9.000 mq. L’area è stata frazionata in tre lotti anche per una eventuale trattazione separata.

Sui fabbricati è stata ottenuta una espressione da parte della Soprintendenza che ha rilevato il compendio non di interesse ad esclusione di un singolo fabbricato. Le aree sono individuate dall’ultimo Piano di Governo del Territorio all’interno dell’ambito di trasformazione con destinazione residenziale, commerciale, direzionale, ricettivo alberghiero, servizi pubblici, artigianato di servizio, pubblici esercizi. Entro l’iter di redazione del nuovo PGT potrà essere richiesta l’estensione degli usi ammessi sull’area alle funzioni produttive e logistiche.

The site is located in the south-eastern part of the city, between the railway tracks of the Milan–Gallarate line and the SS33 state road, which connects it to Milan.

Historically, the area was used as a rolling stock maintenance workshop, with tracks that can still be connected to the railway line. It includes several buildings supporting workshop activities—such as carriage sheds, large warehouses, and office buildings—totalling approximately 9,000 sqm. The site has been subdivided into three plots, also allowing for potential separate transactions.

For the buildings, an opinion has been obtained from the Superintendency, which determined that the complex is not of cultural interest, with the exception of a single building.
The areas are identified in the latest Territorial Government Plan (PGT) within a transformation zone designated for residential, commercial, office, hotel accommodation, public services, service-related crafts, and public establishments.
During the process of drafting the new PGT, it may be possible to request an extension of the permitted uses in the area to include productive and logistics functions.
