L’area è localizzata nella parte nord ovest della città di Bologna a circa 3km dal centro città, in adiacenza alle ex aree militari di Prati di Caprara. Il sito è stato candidato al concorso Reinventing Cities promosso dal network C40. Gli immobili sono ora utilizzati come scuola professionale, alloggi, ex officine e uffici di Trenitalia.

All’interno del comparto è prevista la realizzazione della nuova stazione SFM di Prati di Caprara. L’accessibilità è inoltre garantita dalla fermata Laz­zaretto del People Mover verso l’aeroporto, e dalla costruzione della linea rossa del tram. L’edificabilità complessiva è pari a 48.800 mq, compren­siva dell’eventuale recupero dell’esistente per usi direzionali, commerciali, coworking, spazi per attività culturali e creative, funzioni residenziali, con 30% di social housing.

Nell’intorno sono in corso altri progetti di rigenerazione: il comparto Ber­talia-Lazzaretto, in adiacenza al campus dell’UniBO; il distretto Ravone e le ex officine Sabiem. Il comparto è oggetto del Protocollo di Intesa del 25.03.2022, e sarà interessato da un futuro Accordo Operativo.

The area is located in the north-west of the city of Bologna about 3km from the city center, adjacent to the former military areas of Prati di Caprara. The site was nominated for the Reinventing Cities competition promoted by the C40 network. The properties are now used as vocational school, housing, former workshops and offices of Trenitalia.

Inside the section it will be built the new station SFM of Prati di Caprara. Ac­cessibility is also guaranteed by the Lazzaretto stop of the People Mover to the airport, and by the red line of the tram. The total buildability is equal to 48,800 sqm, including the possible recovery of the existing for managerial, commercial, coworking, spaces for cultural and creative activities, residen­tial functions with 30% of social housing.

Other regeneration projects are in progress: the Bertalia-Lazzaretto section, adjacent to the UniBo campus; the regeneration of the Ravone district, the recovery of the former Sabiem workshops. The section is object of the the Memorandum of Understanding of 03.25.2022, and will be interested by a future Operational Agreement.
