Le aree si trovano a pochi minuti a piedi dalla stazione e dal centro della città, in prossimità della Strada Statale SS33 di collegamento con Milano.

Le aree furono destinate ad attività logistiche e successivamente sono state adibite a parcheggio a servizio dell’ex Tribunale. A nord del compendio è ubicata un’area di ferrovie già dismessa e per cui si prevede la trasformazione verso funzioni urbane. Le aree sono individuate dall’ultimo Piano di Governo del Territorio del 2015 all’interno dell’ambito di trasformazione con destinazione residenziale, commerciale, direzionale, ricettivo alberghiero, servizi pubblici, artigianato di servizio, pubblici esercizi. 

FSSU ha avviato interlocuzioni con l’amministrazione comunale per definire entro il nuovo PGT le modalità di attuazione della rigenerazione, assicurando autonomia di trasformazione all’ambito. È disponibile un Masterplan di assetto che esprime le potenzialità dell’area, le volumetrie insediabili, il rapporto con la città, il rapporto con il parco pubblico antistante, i possibili percorsi di connessione con la stazione.

The area is located a few minutes' walk from the station and the city center, near the SS33 state highway connecting to Milan.

The areas were used for trolley transport by truck and were later used as a parking lot to serve the former Courthouse. To the north of the site is a formerly disused railway area for which transformation toward urban functions is planned.

The areas are identified by the latest 2015 Land Use Plan within a transformation area with residential, commercial, office, hotel receptive, public services, service crafts, and public establishments destination.  Interlocutions have been initiated with the administration to define the implementation methods of regeneration, ensuring autonomy of transformation to the area.

A layout masterplan is available that expresses the potential of the area, the settlement volumes, the relationship with the city, the relationship with the public park in front of it, and the possible connections with the station.
