Total surface area 95.000 mq

Le aree, costituite dagli ex scali Nord e Sud di Busto Arsizio, si trovano in prossimità del centro cittadino e della stazione, vicini all’autostrada dei Laghi e alla Stradale del Sempione.

Sia lo Scalo Nord comprensivo della piazza, con una superficie di circa 70.000 metri quadrati, sia lo Scalo Sud, di 25.000 metri quadrati, sono pavimentati e in buono stato di conservazione. Le aree, originariamente destinate al ricovero di treni merci, accolgono binari a raso e pochi fabbricati, come il vecchio magazzino dalla tipica struttura con tetto a falde su capriate in legno. Tra i due scali è posta l’ampia piazza su cui prospetta l’edificio della stazione   già interessato da restyling.

Le aree per le dimensioni e la collocazione si prestano ad accogliere funzioni strategiche, con primaria attenzione alle destinazioni a verde e ai parcheggi.  In data 24 ottobre 2023 è stato siglato un Protocollo d’Intesa con il Comune di Busto Arsizio, che afferma una trasformazione improntata ai principi di flessibilità e rigenerazione green. Il Protocollo è propedeutico alla revisione del Pgt  che consentirà di definire i nuovi diritti edificatori e usi temporanei.

The areas, consisting of the former North and South railway yards of Busto Arsizio, are located near the city centre and the station, close to the “Laghi” motorway and the “Sempione” road.

Both the North Yard including the square, with a surface area of approximately 70,000 square metres, and the South Yard, with a surface area of 25,000 square metres, are paved and in good condition. The areas, originally intended for goods train shelter, contain level tracks and a few buildings, such as the old warehouse with its typical pitched roof structure on wooden trusses. Between the two yards is the large square overlooked by the station building, which has already been restyled.

Due to their size and location, the areas lend themselves to hosting strategic functions, with primary focus on green spaces and car parks. On 24 October 2023, a Memorandum of Understanding was signed with the Municipality of Busto Arsizio, which affirms a transformation based on the principles of flexibility and green regeneration. The Protocol is preparatory to the revision of the Territorial Government Plan, which will allow the definition of new building rights and temporary uses.
