L’area di Roma Tiburtina è situata tra i quartieri Nomentano e Tiburtino-Pietralata, il primo con destinazioni residenziale e terziaria, e il secondo caratterizzato da ampi spazi liberi ed elevato potenziale di trasformazione. Oltre alla stazione ferroviaria AV, l’ambito è servito dal trasporto pubblico locale, dalla Metro B ed accessibile con mezzo privato attraverso la Circonvallazione Nomentana e via Tiburtina. La rigenerazione urbanistica e funzionale dell’ambito è stata oggetto dell’Accordo di Programma del 2000 tra il Gruppo FS e Roma Capitale, che ha approvato il Piano di Assetto attualmente vigente. FSSU ha presentato una proposta di variante urbanistica, attualmente in fase di revisione, per l’integrazione delle nuove previsioni sull’ambito di Pietralata. L’intervento di valorizzazione prevede diritti edificatori fino a 220.000 mq di SUL con un mix funzionale flessibile e vario, lungo l’asse ferroviario ed intorno ad una nuova piazza pubblica immersa nel verde. La rigenerazione urbana si integrerà con i nuovi sviluppi dell’ambito di Pietralata, quali il nuovo stadio, la nuova sede ISTAT, l’Università “La Sapienza” ed il Tecnopolo. Nell’ambito della superficie in trasformazione, le aree destinate a verde sono il 28,0% (pari a 88.550 mq ca)

The area of Roma Tiburtina is located between the districts Nomentano and Tiburtino-Pietralata, the first with residential and tertiary destinations, and the second characterized by large open spaces and high potential for transformation. In addition to the High Speed railway station, the area is served by local public transport, by Metro B and accessible by private car through the Nomentana ring road and via Tiburtina. The urban and functional regeneration of the area was the subject of the Program Agreement of 2000 between the FS Group and Roma Capitale, which approved the current Trim Plan. FSSU has submitted a proposal for an urban variant, currently under revision, for the integration of the new forecasts on the Pietralata area. The enhancement project includes building rights up to 220,000 sqm of GFA with a flexible and varied functional mix, along the railway axis and around a new public square surrounded by greenery. The urban regeneration will be integrated with the new developments of the Pietralata area, such as the new stadium, the new ISTAT headquarters, the University “La Sapienza” and Tecnopolo. The green areas of the surface under transformation are 28.0% (approx. 88,550 mq).
